In a surprising move, Wentworth Capital has acquired a piece of Sydney's architectural history. The company has purchased the former MLC headquarters in North Sydney, a building with a fascinating past and a controversial recent history. But here's the catch: the price tag is estimated to be just over $100 million!
A Heritage Site Changes Hands:
The property, located at 105-153 Miller Street, was sold by Oxford Properties Group, managed by Investa. This 6,647 square-meter site was part of Investa's Office Fund buyout in February 2020, and they had grand plans for its future. The building, originally completed in 1957 in two parts, holds the distinction of being North Sydney's first high-rise office, boasting an impressive 42,000 sqm of space.
Investa's vision involved demolishing a portion of this heritage site. They received permission to reconstruct the Miller St wing but intended to raze the central core, facing Denison St, to make way for a modern 22-level office tower. And this is where it gets intriguing—the building's heritage status was elevated to the State Heritage Register after the sale, adding a layer of complexity to any future development plans.
Architectural Legacy:
The original design of the MLC Centre is credited to Bates Smart, a renowned architectural firm. Interestingly, Bates Smart also designed Australia's first skyscraper for Orica in East Melbourne in 1958. This iconic skyscraper was also sold recently, adding another twist to the story.
The Deal Unveiled:
Wentworth Capital's acquisition is speculated to be on behalf of a fund, with the property destined for the Wentworth Real Estate Private Equity Fund 1. This purchase raises questions about the future of this historic site. Will the new owners preserve its heritage or pursue a similar redevelopment path as Investa?
Stay tuned as we follow this story's developments, and feel free to share your thoughts on this intriguing real estate transaction. Should heritage sites be protected at all costs, or is redevelopment sometimes necessary? Let the discussion begin!
